Why do I need a Gas Safety Certificate?
It has been a legal requirement since 1996 for a landlord to hold a CP12 Certificate or Gas Safety Certificate for any rented properties that uses gas appliances. The certificate must be renewed annually and it ensures that any gas appliance and flue in the property are operating safely and within current standards.

I'm a landlord. What are my responsibilites regarding gas safety?
- Landlords have a legal requirement to have all gas fittings and flues serviced annually by a Gas safe engineer
- To ensure an annual safety check is carried out annually on each gas fitting appliance and flue
- Landlords must keep a copy of their certificate for a minimum of two years
- Ideally leave a copy of the certificate with the tenant at the premises tested
Flues which run in ceiling spaces and voids
Gas Safe registered engineers need to be able to see the flue. The flue take fumes away from the boiler. A flue in poor condition, combined with a boiler that is not working properly, could put you and your family in danger from carbon monoxide poisoning.
If you do have a boiler where all, or part of, the flue cannot be seen, you, or your landlord, will need to arrange for an inspection hatch to be fitted to allow the engineer to see the flue. From 1 January 2013, any Gas Safe registered engineer will turn the boiler off, with your permission and formally advise you not to use it until inspection hatches have been fitted in appropriate places.
