What is an On Construction EPC?
An OC EPC, As Built EPC or On Construction Energy Performance Certificate shows how energy efficient a particular property is. The building is given a rating from A to G. On Construction EPCs are produced from the building plans themselves using full SAP (Standard Assessment Procedure). This enables an OC EPC to be produced during construction or ideally before the building has been built.
Why do I need an On Construction EPC?
If you are constructing a new building, Building Control will not issue a completion certificate without an EPC. And you can't sell or market a building without an EPC. So, you need what is called an On Construction Energy Performance Certificate or OC EPC.
An OC EPC allows new build properties to be marketed at the design stage as the assessor can produce what's called a PEA (Predicted Energy Assessment) from the building plans and build specification before the property is built. This allows the building to change ownership before it's been finished. Of course, once the property has been completed a full EPC can be issued.

Well, contact us and we'll take you through the procedure. Generally, an On Construction Energy Assessor doesn't need to visit the property to produce an OC EPC because the calculations can be made from the architect's plans, scale drawings and the design specifications. An On Construction EPC will then be produced, enabling the building to be marketed or change ownership. |

So why don't I wait until construction is complete for an EPC?
Well, generally - you should! All new buildings need to conform to Building Regulation Part 1LA. In here are specific requirements for energy efficiency. So, if you have a complex build, maybe a style and type of building that has not been built before an On Construction EPC can tell you if the you need to alter your design to enable you to conform before you need to make expensive retrospective alterations to the building. |
