Why do I need a commercial EPC?
It became a legal requirement from 4th January 2009 to provide a Commercial Energy Performance Certificate (EPC) for any commercial property that is to be marketed for sale or to let in England and Wales. So, before you can market a commercial property, you need to have obtained an EPC. However, if you have a sitting tenant, you won't need one until they leave and you need to market the property to attract another one.
Who is responsible for obtaining an EPC?
The property owner and vendor if the building is being sold, or the landlord if the building is being rented out. The certificate is valid for 10 years.
What if don't get an EPC?
Well, you can get a fine. The fine is based on a number of criteria but is mainly calculated on 12.5% of rateable value between a minimum of �500 and a maximum of �5,000. There is a defence against a penalty charge notice. If you made a proper request for an EPC to an appropriate person at least 14 days before it was required and despite all reasonable efforts, you have not received a valid EPC at the relevant time, then you may escape the fine. The easiest thing to do is to get an EPC as soon as you decide to market the property.
What is checked during the commercial EPC inspection?
We'll send an assessor to the property to undertake a thorough survey using measurements and photographs. Lighting, heating and insulation will be recorded and this is combined with factors such as the age of building, the type of construction and it's physical size to calculate it's efficiency rating. The building is given a rating from A to G, where A is exemplary and G is very poor. |

What information is contained in a commercial EPC?
A commercial EPC comes in two parts, the familiar coloured graph and around 5 pages of recommendations. These are recommendations on what measures can be taken to increase the energy efficiency of the building. i.e. reducing Carbon Dioxide emissions into the atmosphere by improving insulation, installing double glazing or replacing the heating system etc.. |

How do I get my certificate?
Once we have taken down all the relevant information, we will upload it to the relevant governing body to produce the EPC certificate. The Certificate can be sent electronically and / or by post. A copy of the certificate will always be available to you via your Multi-trade account, which is automatically opened the first time you do business with us. |

Who is qualified to issue a commercial EPC?
A level 3 assessor is qualified to provide an EPC for around 75% of commercial properties in England and Wales. They cannot assess properties with a more complex heating or cooling system, typically air conditioning.
The remaining 25% of commercial property can be assessed by level 4 assessor and level 5 assessors. Shopping centers and large public building with very complex heating and heat loss calculations would fall under the domain of a level 5 assessor. |

Why is it more expensive for a commercial EPC?
Well, for small premises like small retail outlets and takeaway restaurants, it is not significantly more expensive. However, for larger commercial buildings a more senior assessor is required. The cost reflects the increased level of skill and knowledge of the commercial energy assessor (who needs significant property knowledge before commencing the course) and the increased time it takes to record and input all the relevant data to produce the EPC. This can take more than a day. |
