What is a Periodic Inspection Report (PIR)?

A Periodic Inspection Report (PIR) is an electrical test on the condition of the electrical wiring, electrical installations and electrical connections within a property.

All electrical installations - such as the wiring in a house - are tested against the current electrical safety standards. This report lists any faults, possible concerns, and potential problems that need further investigation. The PIR also provides a timescale for when action should be taken. The electrical test itself does not attempt to repair any problems that might be highlighted. The report can be used to decide whether to budget for any remedial works or additional investigation or even whether to purchase the property at all!

A Periodic Inspection Report (PIR) may be recommended every year or every 2 to 5 years depending on the age, use and condition of the building.

The PIR: What you need to know

Your wiring will be subjected to various tests to verify that it is correctly connected, adequately protected and has not deteriorated beyond acceptable levels.

  • The inspection will take between 3 hours (small 1 bedroom flat) to 6 hours or more for a large house with many circuits
  • For most of the inspection the power will be switched OFF
  • Access will be required to all sockets and switches
  • A minimum of 10% of the sockets will be unscrewed and the wiring inspected
  • Uncluttered access to the fusebox and meter will be required
  • It is useful if you can let us know if step ladders are available

How much does a Periodic Inspection Report cost?

The cost of a PIR in a commercial premises will depend on: the size of premises, the number of electrical circuits, the condition of the circuits, the presence and accuracy of any circuit labelling, the documentation of circuit amendments over time, the ease of access for our engineers to visit and test (which will require us to isolate power to circuitry). For an accurate estimate we will visit your premises and conduct a survey.

Cost of a domestic Periodic Imspection Report (PIR)

In a domestic property, the cost of a PIR will depend on the number of rooms in the property. As it is neither practical nor possible to inspect all parts of an installation, we will follow a representative sampling process. This is normally 10% to 20% of all the accessories, fittings and control equipment. For most of the testing the electricity will be switched off.

Be aware! Most premises will fail an electrical PIR

Please be aware that unless you have recently installed your electrical system or recently had it repaired - most premises are unlikely to pass modern safety standards. Many electricians and electrical companies will use this fact to give you a 'Free' survey. They are confident in the knowledge that the report will highlight problems with the electrical system and that will give them the opportunity to repair it - and of course, charge for that repair.

I'm a Landlord. Why do I need a Periodic Inspection Report?

As a Landlord, it is important to ensure that all electrical appliances and fittings within the property you rent out are safe.

However, unlike Gas Safe regulations, there is no legislation that demands you must have a electrical safety certificate. That said, should any electrical fittings or appliances within your rental property cause actual harm to the tenant, you could be held liable.

Points to note:

  • All prices exclude VAT
  • Hourly rate charges are billed in 15 minute intervals with a minimum charge of one hour
  • All prices exclude congestion & parking charges (unless a parking permit for the duration of the visit is provided)
  • All prices exclude costs for materials which will be charged at list price + 30%
  • The final charge will include reasonable time to obtain parts if the jobs is to be completed on the same day
  • Alternatively, a fixed price of £30 can be applied for collection and delivery on an alternative day
  • Gas or safety certificates cannot be issued until payment is made in full
  • Quotations are free of charge as long as you let us know of your decision within 14 days of issue. If you do not inform us of your decision, an administration charge of £25.00 will be levied.
